Poor attic insulation is one of the biggest sources of energy loss in Maine homes. Heat escapes in winter and radiates down in summer.
Rodents nest in insulation, contaminate it with droppings and urine, and compress it so it loses thermal value. That is why we combine pest work with insulation.
Every project starts with an inspection of current levels, pest contamination, and efficiency. The plan may include removing damaged insulation, treating the pest issue, and installing fresh insulation.
Signs you need attic insulation work
With a flashlight at the attic hatch, look for droppings on or in the insulation, tunnels and nest cavities, matted or flattened patches, and yellowed or stained areas with a urine smell. Chewed wire jackets and torn vapor barrier point to the same animals.
Even without pests, some signs mean the attic is short on insulation: the tops of the ceiling joists showing through, bare spots near the eaves, upstairs rooms noticeably colder in winter or hotter in summer than the floor below, and heavy icicles along the roof edge. Icicles form when heat leaking from the house melts snow on the roof.
What affects the cost of attic insulation
The main factors are the attic's square footage, the depth already there, and the R-value you are aiming for. If rodents have fouled the old material, removal and bagging add labor before any new insulation goes in. Access matters as well: a small hatch, a low roof pitch, or no floor to walk on all slow the work, and so do ductwork, wiring, and recessed light housings.
If animals are still getting in, sealing those entry points is part of the plan. The inspection comes first and the price comes before work starts.
Why it matters in Maine
R-value measures how well a material resists heat flow, and a higher number insulates better. The rating depends on the type of material and how deep it is, which is why compressed insulation loses value.
ENERGY STAR recommends R60 for an uninsulated attic in climate zones 6 and 7, which cover Maine, and R49 of added insulation when an attic already has 3 to 4 inches. Many older Central Maine attics are well short of that.
Order matters too. Insulation that rodents have compressed loses thermal value, and fresh insulation is an easy place to nest. Closing the entry points and cleaning out contamination before new material goes down keeps the upgrade from being ruined within a season.
