Waterville was split off from Winslow in 1802. It grew at Ticonic Falls, where boats on the Kennebec could go no farther upriver. The river and Messalonskee Stream powered sawmills, a gristmill, a tannery and furniture shops, and the railroad arrived in 1849. The city's homes were built in that same era. Census Bureau estimates put the median build year at 1959, the oldest of any town in this part of Kennebec County. About 31 percent of homes predate 1940, and just over half predate 1960.

Waterville packs that older stock into about 14 square miles, so many buildings are multi-unit wood-frame houses with shared basements and walls. When mice or ants get into one unit, they reach the others through the same chases, pipe runs and attic spaces. Carpenter ants are common in century-old porches and window frames that have taken decades of rain.

The Kennebec and Messalonskee Stream put water along two sides of the city, and brush along them holds rodents through summer. They move toward buildings once hard frosts arrive.
