St. Albans: a quarter of the houses sit empty part of the year

St. Albans calls itself the town that runs "from the mountains to the lakes," and about 2.3 of its 47 square miles are water. That shows up in the housing. Census estimates for 2020 to 2024 count roughly 1,260 homes in town, and about one in four is held for seasonal or occasional use. A building that sits closed for weeks at a time is exactly what deer mice and red squirrels look for when the nights turn cold, because nobody is there to hear them in the walls.

The year-round homes have a longer story. St. Albans had nearly 1,800 residents in 1850, then lost population for decades, so the older farmhouses that remain are often 150 years old or more. About 14 percent of the town's housing was built before 1940. Those houses tend to have fieldstone or rubble foundations, settled sills and attached sheds, and each of those joints is a mouse entry and a damp spot where carpenter ants can nest.

Ticks are the other big issue. Somerset County's Lyme disease rate climbed from 73 cases per 100,000 people in 2020 to about 345 in 2024, well above the state rate of 230, according to Maine CDC. St. Albans was also on the Maine Forest Service's 2023 list of towns with significant browntail moth populations. Numbers crashed statewide in 2024 and 2025, but the moths can come back, so oaks and apple trees near a camp are still worth checking for winter webs.
