A former mill village with ponds on three sides

Oakland was settled around 1780 by farmers drawn to its soil for crops, grazing and dairy. Manufacturers came for the water power on Messalonskee Stream. The town split from Waterville as West Waterville in 1873 and took the name Oakland in 1883. Memorial Hall, built in 1870, still stands downtown. About 16 percent of Oakland's homes predate 1940, according to Census Bureau estimates. The rest mixes post-war houses with newer building near I-95.

Water shapes much of the town. McGrath Pond, Salmon Lake, East Pond, Messalonskee Lake and Messalonskee Stream all drain its 28 square miles. The ponds hold a number of summer camps, and about 13 percent of Oakland's housing is seasonal. Homes along these shorelines face damp wood, mosquito breeding and rodents that move into empty camps once cold weather arrives.

The older village houses near the stream have their own weak spots: stone or brick foundations, additions built over the decades, and barns or sheds attached to the main house. Those joints give mice and carpenter ants a route inside. In the rural parts of town, old farm fields have grown into brush, which is where blacklegged ticks thrive. Kennebec County reported 295 probable Lyme cases in 2024.
